City Planning and Zoning functions involve the coordination of planning, zoning, and development related activities in such a manner as to be:

 

  • Consistent with the goals, objectives and policies of the City of Belleview Comprehensive Plan.
  • Consistent with the City's adopted Code of Ordinances.
  • Consistent with Florida Statutes.
  • Protective of the public health, safety, and welfare of the citizens of Belleview.

 

Included in these responsibilities are:

 

  • Assisting the public with questions on the use of land on issues such as zoning, land use, the City's Comprehensive Plan, and the development approval process.
  • Preparing and presenting cases and requests to the Planning and Zoning Board and City Commission.
  • Processing small and large scale Comprehensive Plan amendments to comply with applicable state regulations.
  • Amending land development regulations for current issues and consistency with the City's Comprehensive Plan.
  • Reviewing applications for consistency with the future land use map and Comprehensive Plan.
  • Reviewing site plans and improvements plans for consistency with City ordinances such as zoning and subdivision regulations.

Information Request Form  (To request information from the Development Services Department, such as Zoning or Land Use information, please complete and submit an Information Request Form. You are responsible for confirming that the City has received your request.)

Flood Zone Information Request (To request Flood Zone Information on a particular property in Belleview, please complete and submit a Flood Zone Information Request Form.)

Notice of Appplication/Information Submittal Form (To submit information to the Development Services Department, such as a Site Plan Application, or Development Services Permit application, please complete and submit this form. Be sure to request a copy of the form once it is accepted and signed by City staff.)

Development Services Permit Application (To apply for a Development Services Permit, such as for a Temporary Sign or Banner or Removal of Trees, etc., please complete and submit this application. The fee is $25.00)

 

 Site Plans

Site plans are required by the City when new construction is planned or when an existing property plans to initiate change of use, change of coverage, or internal/external alternations. Site plans are reviewed by the Site Plan Review Committee.

The purpose of the Site Plan Review Committee is to review site plans for specific types of development to ensure compliance with all appropriate land development regulations (LDRs) and consistency with the Comprehensive Plan.

The Site Plan Review Committee duties include the review of site plans, site development, and pre-application meetings to mention a few.  The Committee is comprised of the following members:

Sandi McKamey, City Clerk/Administrator

Dennis Monroe, Public Works Director

Jeff Shrum, Development Services Director

Eddie Abshier, City Engineer

Walt Brown, Certified Building Official

The committee meets every other Monday at 9 am. Applicants are encouraged to attend PRE-APPLICATION MEETINGS during this time before submitting basic or full site plans in an effort to alleviate any questions and to assist applicants with the requirements of the application process. These meetings are free and open to the public.  Planning & Zoning Board
 
The Planning and Zoning Board acts as an advisory Board to the Commission for planning and zoning issues.  They also hear and decide variance and special exception requests. 
 
The Planning and Zoning Board meets the 2nd Tuesday of every month at 5:30 PM.
